Legionellosis Management & Control and Safe Water Temperatures Risk Assessment Surveys, although a Statutory requirement, they should be carried out as part of the total “Management Systems Controls” package for the Site and should not be carried out “just to comply”.

The aim of the Risk Assessments should be to outline and to place on record, a descriptive plan of the extent, condition, design and management of all Water and Air Systems within the building surveyed, and to assess the Risk of bacterial contamination by the Legionella species and the potential of this contamination causing Legionellosis to the user.

By this, it is meant that a Risk Assessment should be carried out in order to allow the Site Management to qualify or instigate any remedial or on-going works and to furnish the Responsible Person with the necessary site information for setting-up all Risk Control Measures.

The Risk Assessment should not only concentrate on the physical condition of the associated plant and equipment, the “hardware”, but should also assess the risk posed by the management and execution of the systems and controls systems in place, the “software”.

All recommendations made in the Risk Assessment Reports are made with the specific requirements of the Site in mind and take into consideration manpower and budgeting considerations as well as site conditions, such as type of specific occupancy.

All of the Risk Assessments are carried using our unique Data Collection System which comprises of more than 67,000 different reference points; designed to ensure that all systems on site are thoroughly assessed without any important information being missed from the report.

Upon completion of the Risk Assessments, the information gathered can be provided electronically in addition to the hard copy of the report, which allows the user to “query” the database for any of the reference points collected. This system is accredited by BSi to ISO 9001:2000 (UKAS) AND RvA C 030 (Registration Number: FS79818).

Our Risk Assessments are totally bespoke and comprehensive and include detailed information in the following areas:

  • Mechanical Condition and Design of HWS, CWS, Tanks, Calorifiers, Thermostatic Mixing Valves, Air Conditioning, and all other systems capable of causing infection
  • Aerosol generation
  • Storage and distribution temperatures
  • Stagnation and "dead-legs"
  • Biological analysis results
  • Risk posed by each of the above systems
  • Priority of risk of users
  • Legislation compliance
  • System Schematics
  • Proposed Remedial Works Recommendations
  • Treatment Regime Recommendations
  • Management Regime Recommendations

Schematic diagrams will be produced for each system surveyed and will include schematic representation of all major distributions and associated plant installation/configuration. The schematic diagrams will be based on a non-intrusive basis and will be based on pipe-work/plant accessibility.

Electronic photographs will be included in the report to illustrate the status and condition of the system surveyed and to highlight particular problems identified during the survey process.

From all data and information gathered during the Site Survey, a listing of Risk of Legionellosis Priority will be produced for the Site surveyed and a detailed Remedial Works Priority Listing will then be produced in order to allow for the correct scheduling of all proposed works.

A detailed and sufficient Pre-Planned Maintenance Programme will be produced for each Site surveyed. The Programme will include; the type of works, the frequency of works and all relevant works specifications.
